Here are a few of the most frequently asked questions to help you learn more about owning a Florida Keys timeshare at the club:

1. Can I rent my week out and what are the restrictions?

Yes you may rent your week.  You may send a personal guest; rent it on your own, through a website or through Vacation Rental of the Florida Keys or any other licensed agent/broker of  your choice; trade it thru an exchange companies.  The restrictions  are  it must be used during the scheduled time frame and annual dues must be paid to date. Clear disclosure and compliance of all the rules must be followed.

2.  How much can I rent my week  for?

You may rent your week at any rate you choose.  We advise you consult with Vacation Rental of the Florida Keys for rate information.

3.  What is the process to rent my week?

To rent your unit, refer to answers #1 & 2 above.

4.  What day and time is check-in?

Check in is after 3 pm on Saturday, early check-ins will be turned away.  The office closes at 5pm. If the owner/occupant of the week arrive during business hours prior arrangements must be made by calling MKBC office.

5.  What time is check -out?

Check out is by 10 am on Saturday, no later.

6.  Are boat slips for sale?

Boat slips are not for sale all slips are owned by Banana Bay and availability and arrangements must be made through them.

7.  How deep is the marina?

The marina is 15 ft deep...however, the  channel leading into the marina(marked by 2 buoys) is only 5’5”  at high tide.  Deep keel boats beware!

8.  Can a family member sleep on my boat in the marina?

Rules for boats at the slips may be acquired from the Harbormaster at Banana Bay. They own the marina.

9.  Is parking assigned?

Parking is assigned.

9.  Is trailer parking available?

Limited boat/ trailer is available. Inquire in advance at Banana Bay.

10.  Are pets allowed?

No pets are allowed.

11.  Is smoking permitted?

Smoking is permitted.

12.  What days is the Tiki Bar open and what time?

Tiki Bar is owned and operated by Banana Bay.  Hours vary.  Contact Banana Bay for more information and  ask  what they serve.

13.  What was the annual assessment 2018 and 2019?

2018 assessment $934.00.  2019 assessment $977.00

14.  What does the annual assessment include?

Maintenance fees include: water, sewer, electric, insurance, tax, cable/phone/internet, grounds keeping, trash removal, housekeeping, pest control, security, payroll/taxes, office expenses, overhead, bad debt expense, legal, maintenance and repairs.

15.  Do I need additional insurance?

No additional insurance is needed.  Optional: owner’s should contact their homeowners insurance concerning additional liability insurance if they rent their units.

16.  After I leave, do I pay for a cleaning service and if so how much?

Cleaning service is not an additional cost. However, if the unit is left excessively dirty or damage is incurred, the owner will be responsible for the additional charges.

17.  How much is set aside for future furniture replacement? Would that be an additional assessment?

Reserves are reviewed by the Board annually.  MKBC has a reserve account separate from the operating account.

18.  When can I preview a unit I am interested in?

Previews may be arranged through your broker who will contact the MKBC office in advance, previews will be arranged for noon to 3pm on Saturdays.

19.  How do I sell my unit?

Yes, you may sell your week. You may sell it on your own, through a website or through Florida Keys Real Estate Group or any other licensed agent/broker of  your choice.
